Property values got you down?
Whatever the national forecast for real estate, the odds are that
Ocean Grove, and even Neptune, will beat the odds, weather the
storm and continue to rise in value.
In this special series we ask the men and women in the trenches,
the realtors, why dirt still matters and how and why you should
keep your feet on the ground when buying or selling.
Here's this week's agent with some simple answers to direct questions:
1) Who's buying?
Well for me I have 2 specific types of buyer's right now. First,
the basic second home buyers. These buyers want a relaxing environment
not that far from their full-time residence and interesting is
they range from young families to seniors. My second group of
buyers are over 50 years old looking to relocate to Ocean Grove
in the next couple years full time and want to get the house ready
while enjoying long weekends until then.

What's to love about this real estate market?
Prices are more realistic - reflecting the real condition and
location of the property. If the house needs lots of updating
or need to be gutted and redone the price reflects that even in
the best oceanfront location.

Where's your best deal right now?
My best DEAL is 104 Webb Avenue, a Single Family home for over
40 yearrs in need of updating. Great corner lot with lots of sun,
2 wrap porches, 4-5 BRs, separate studio/guest suite and 2 1/2
baths. It is, with a little work, in move-in condition, or the
buyer can tear it apart and change everything. It is priced at
$365,000. What's not to like? Let’s make a DEAL!

Why invest in Shore property?
This is easy...because the life pace is slower, calmer and the
beach is here year round. I know some folks can't imagine going
to the beach in January, however, it is great. The surfing if
good all winter and many wonderful things "wash up"
on the shore during and after storms. Kids - young and old enjoy
walking and running in the sand year round.

When should I sell my real estate?
That all depends on why you own it and how many you own. Is it
a full-time home or a second home? For most people selling comes
up when LIFE changes occur and situations require relocating...
or you just want to change - maybe move closer to the grandkids
or other family, or just be able to golf all the time. Downsizing
after retirement is a big reason for selling for many people as
they wish to simplify their lives. However, whatever the reason
for selling be sure to have a plan and discuss all your options
with a Realtor whom you trust and can depend upon.
